Bartjan heeft ons super geholpen met de verkoop van onze woning. Het contact verliep soepel. Bartjan was altijd bereikbaar voor overleg ook voor de koop van onze nieuwe huis had hij handige tips, dank daarvoor. Op de kijkdagen lag er flink pak sneeuw. Bartjan had het maar druk met het schoonhouden van de oprit zodat de kijkers probleemloos bij de voordeur konden komen. Echt een top makelaar met passie voor het vak!

I want to be able to share my experience openly, so I'm posting this review under a different name. A few months ago, I viewed a property sold by Steenhuis Makelaars. Let's start with the positive: the listing was polished, the photos were good, and that raised high expectations. Those expectations were quickly dashed during the viewing. The selling agent presented the property as if it were an exclusive million-dollar property. That might be a sales style, but it struck me as exaggerated and unpleasant. I also heard from others afterward that this had also negatively affected them. What I found even more disturbing: I constantly had the feeling that the man mostly liked to hear himself talk and barely listened. Several times, I had to repeat what I said verbatim. For example, it was repeatedly emphasized that you have a better chance if your financing is "in order." That's understandable, but I repeatedly indicated that this was already fully arranged for me, yet the same message kept coming back, as if my answer wasn't getting through. In addition, I was repeatedly urged to hire a buyer's agent. Once, as a tip: fine. But this happened so often that it became pushy and felt more like a sales pitch than guidance. Despite this experience, I did submit an offer. It was for a house in the (currently) lower price range, and I overbid by well over 10%, a significant amount for me. After the bidding period closed, I received a polite call informing me that my offer was in the "middle range." That speaks volumes about the market, unfortunately. What really annoyed me was the comment that the house had gone to people who "really appreciated" it (coincidentally, these were also the people with the highest bid). Frankly, that feels like a cheap phrase to embellish the story. In this market, it's all about who can afford the most, so such a comment feels like an unnecessary slap in the face. In that same conversation, it was emphasized again that a buyer's agent can offer an "advantage" in this market. Afterward, when reviewing the bids via Move, I understood why this kept recurring. Without claiming anything was wrong (I can't prove that), I noticed that the two highest bids were placed just before closing time, were very close together (a few hundred euros difference), and both were placed through a buyer's agent, even though they were thousands of euros above the bids below. This isn't necessarily proof of anything, but it certainly doesn't contribute to a sense of transparency or fairness, especially not for first-time buyers. I've since bought a great house without a buyer's agent (so it's possible). But one thing is clear to me: if I ever sell or buy again myself, I won't be using Steenhuis Makelaars.

We are incredibly satisfied with Steenhuis Makelaars, and especially our real estate agent, Jelmer Sterken. Our contact was always proactive, pleasant, and above all, very knowledgeable. Jelmer really knows his stuff: he knows the market inside and out. What we particularly appreciate is that he is not only knowledgeable but also realistic and transparent in his advice. No empty promises, but honest assessments that are truly useful. Appointments were always kept, and we could trust that everything would be taken care of down to the last detail. Furthermore, someone was always available for questions, often even outside office hours. This was very helpful, and this made things easy. Steenhuis and Jelmer Sterken are highly recommended for anyone looking for a reliable, knowledgeable, and dedicated real estate agent.
