Here I will attempt to provide an honest and valuable review of our experiences with Roscobouw. ​​I hope this contribution can be of additional value to anyone planning to build a home themselves with Roscobouw or who needs honest information that can help with the many choices involved in the process of independent private housing construction. This review is certainly not intended to be a lament about our personal experiences. And if necessary, I am available to answer questions about this review, either by email or by phone. After starting our family in a starter home and developing our careers, my wife and I began exploring opportunities for advancement in the housing market. It soon became clear that our desire for a detached house in our area couldn't be met due to the housing market's availability. Therefore, we began exploring options for new-build detached houses. As a couple with one partner a young self-employed entrepreneur, it proved difficult to obtain a mortgage for a new-build project with an open-ended financial position. Because we couldn't obtain definitive clarity and guarantees regarding the construction costs of the proposed projects after exhausting several architects and tenders, we were referred to Roscobouw through one of the architects. This company, after some adjustments to our plans by their own architect, proved capable of preparing a very detailed quote for the construction of our home. Moreover, the entire building contract could be submitted to Woningborg, thus including the guarantee normally only available for project construction. This gave us considerable confidence. After several follow-up discussions with Roscobouw, we arrived at a final plan for both the shell and the finishing work. It's worth noting that the proposed quote and prices were very competitive compared to proposals from other contractors we'd encountered. Our request was for a virtually turnkey delivery, partly because we ourselves have no knowledge of the construction industry. We started working together with complete confidence. And, entirely in accordance with the agreements, Roscobouw commenced work on the specified dates. The initial work on the foundation and shell went very smoothly. The municipal permit application process, etc., also received nothing but praise and a very smooth process. By early summer 2018, the shell construction work had been completed satisfactorily. However, it was now up to Roscobouw to manage the further finishing and finishing work for their subcontractors, whom the sales manager had acknowledged as having trusted for years. The subcontractor's management fell under the responsibility of a Roscobouw construction supervisor. After seeing no activity on our project for over a month and a half, we became concerned about the management of Roscobouw's subcontractors. Initially, we accepted the construction supervisor's standard excuses, but we were forced to engage an external supervisor to supervise the finishing work and the subcontractors' work. We soon received reports from our own supervisor that Roscobouw's management of the subcontractors left much to be desired. We consulted with the representatives of Roscobouw and the subcontractors on several occasions. However, it proved very difficult to unite all parties around a genuine and intrinsic enthusiasm for our project. The final result was achieved with great effort, but Roscobouw faces significant limitations in building larger detached houses.

We're now more than six months in and nearing the end of the project. So far, the results have been excellent, and the support throughout the process has been commendable. Solid and traditionally built, with intensive supervision allowing ample opportunity for input and adjustments during construction. It met our wishes and expectations with Roscobouw.

We took the plunge and built our house with RoscoBouw, and we're so happy with that choice (in hindsight). From the start, we faced the challenge of a tight budget, but RoscoBouw handled it exceptionally well. Of course, wishes always exceed budget, but in this case, they were willing to explore alternatives. The agreements were clear upfront, as were the construction costs. Because such clear agreements were made upfront, even we, as construction novices, rarely encountered any surprises. During construction, the guidance was excellent, and we were even able to make minor last-minute changes. Even after construction, when a leak was discovered, RoscoBouw handled it very professionally and resolved it. We definitely recommend RoscoBouw as a contractor; taking the burden off our shoulders is ingrained in all their employees, which is very comforting.
