My house has a whole floor that is 195cm. Too low to be included in a NVM measurement. I 'lost' 28 sq m. Martijn Puhl, the independant estate agent working for Makelaarsland also put a very high price on my house. This fatal combination resulted in sq m price of €9,263 This is insanely high. I had little or no interest for my house. Martijn Puhl should have advised I get a NEN measurement. (everything abpove 150cm) I think it's an estate agents responsibility to sometimes say "Our system won't work for you, get a NEN estate agent". You would giving those few clients who fall in this category correct estate agents service. Maybe Martijn Puhl gets paid for each measurement, and Makelaarsland don't give correct guidelines. It costs me a lot of time and money.

In short: the idea is good, but execution is lacking. Especially if you expect a hands-on, market-savvy partner who will maximize visibility and sales momentum. // Overall, I liked the concept of Markelaarsland, especially from a price and flexibility standpoint. The process started quickly, but issues became clear around valuation and promotion. The valuator was not very strong, and overall market knowledge seemed lacking. Promotion of my property started on a Tuesday evening, clearly not an optimal moment. During a challenging sales process, engagement and proactive support were minimal. When restarting the process, I was told the listing could go live on a Saturday, only to hear later this was not possible. It seems they never manage to publish offers early in the morning either, which clearly reduces visibility. The approach feels more process-oriented than truly focused on getting the best result. On top of that, their document management system is limited: uploading updated documents always requires manual help, and there’s no feature to set a bidding deadline.

Very Poor Service, Avoid if Possible I had a very disappointing experience with Makelaarsland's purchasing service. Despite paying for a package that promised five house check-ups for €600, the support provided was extremely poor and felt rushed, as if their main goal was to push me into buying quickly so they wouldn’t have to do more work. They consistently avoided doing any in-depth document reviews, likely because it would take more time. In one case, I asked for their advice on a property, and they estimated it at €250k. That same house ended up selling for €280k – a huge gap that shows how inaccurate and unhelpful their input was. Even worse, they advised me to consider a second property without disclosing that it didn’t yet have the proper legal documentation. No responsible agent would suggest a buyer proceed under those conditions. When I raised concerns about their service, they simply replied that they weren't present during the viewings – which is exactly the problem. They take no responsibility and offer no meaningful guidance. It felt like I paid for a service that was never truly delivered. I cannot recommend Makelaarsland based on my experience. If you're looking for real support and professional advice during your home-buying process, I strongly suggest looking elsewhere.

I am super happy with the service of Makelaarsland. Ilse was my main contact, and she performed a phenomenal job overall. We had short time between the viewing and the offer, and she first sent me a report containing the expected market value of the apartment so that we can make a reasonable offer. After agreeing on details, she sent the offer and we got the apartment. She was all to the point with details before, during and after the purchase, very clear communication, straight to the point help. Final words on her enormous effort concerning getting in touch with the municipality for spijtoptantenregeling application: it was the last day before the transfer and she was able to make it a reality! Bottomline is, I cannot thank enough for the service I got from Ilse / Makelaarsland. I can easily recommend their service for anyone hunting for their dream home.
