Terrible experience. The apartment was nice but they kept calling to have some kind of controls in our place, saying that they could enter even if we weren't at home since they had a copy of the keys. The support is terrible, everytime we have called for a problem (we didn't have hot water in one of the two bathrooms) they kept saying they couldn't do anything since it was a problem of the handyman. They asked for a huge deposit and after two months we didn't saw one cent. After three weeks of constant phone calls, text messages and email they said that it wasn't their business. Completely unserious, overall a terrible experience.

I strongly advise anyone to think twice before renting through Gruno Vastgoed. My entire experience with this agency has been extremely disappointing and unprofessional. - Deposit withheld without proper justification. Despite leaving the apartment according to the agreements, the agency is now attempting to deduct costs for furniture removal — even though I have written proof that the furniture no longer belonged to me. They refuse to acknowledge this and insist on charging me anyway. - Lack of transparency in service cost settlements. For years, I have asked them to provide the legally required documentation for utilities (meter readings, actual invoices, breakdowns). They repeatedly ignored my requests or provided incomplete information. When I finally insisted, they suddenly produced new charges that were never discussed before. - Poor communication. Emails are often ignored, answered extremely late, or answered without addressing the actual questions. Instead of helping tenants, they seem to make everything as difficult as possible. - Unreliable handling of legal obligations. They made several statements about rent regulation and utility costs that contradict Dutch tenancy law. I had to contact legal experts and the Huurcommissie to sort things out — something a normal tenant should not have to do. - General lack of professionalism. My experience is that they do not take responsibility, avoid transparency, and show little understanding of their legal duties. This has been one of the most stressful rental experiences I have had in the Netherlands. Based on my experience, I cannot recommend this agency to anyone.

The landlord is an absolute nightmare to deal with. The heat insulation is practically nonexistent, and there are ongoing rodent issues. Maintenance requests are completely ignored. On top of that, basic installations are done carelessly - for example, the main door lock is poorly installed (as shown in the pictures).

Emergency number provided by the company doesn’t even answer. In case of an emergency we would be dead. Also after we moved in, we noticed some stuff was not arranged. Like doorknobs were loose, leaving us locked in side the room multiple times. Which they are obliged to provide a safe house for us. Yet it took them 2 months to send a contractor. I will take legal action against this company. I would kindly recommend not to do any business with them.

Rented an apartment for university for my daughter.6 month contract. Needed from end of August 2024. Stated it must be from 1 July even if its to be empty until needed with full rental required per month. She arrived there on 27 August 2024. Apartment handed over in uninhabitable state. Images show the state of it. Tried to resolve with them. Email by them to me states the unacceptability of the apartment by them. Refusal to repay deposit without looking for a new tenant first.
