Akash Dhuney of ADD Makelaardij managed our €3,800/month rental, but from move-in it was a disaster: the apartment was unclean and unprepared, forcing us to pay for cleaning (deducted from rent as agreed), with substandard furniture like a missing desk/drawer, sagging/stained mattress, broken kitchen chair shedding leather, mismatched/damaged TV with static, and unhygienic stained couch. Early communications broke down with rude accusations (“you guys dont understand english?”), police threats over a good-faith payment mix-up, and delays on the landlord-signed contract needed for BSN/IND registration, despite Akash claiming to be the intermediary between landlords and tenants. Ongoing neglect ignored urgent defects like leaking shower (worn sealant), non-working bathroom ventilation causing mould risk, unregulated heating, dripping refrigerator, broken washing machine (unusable for days), and escalating shower mould—all habitability issues Dutch law requires agents/landlords to fix promptly after notice. Akash stonewalled completely after evasive replies, acting opaquely and up to no good—non-Indian tenants risk rip-offs through delays and unfulfilled duties while he collects fees. Avoid ADD Makelaardij; document everything and know your rights to deduct repairs or escalate legally. 1/5 stars.
